A Shift in the Garden State: What Zillow’s Forecast Means for New Jersey Home Values This Summer

As we move deeper into the summer of 2025, homeowners across New Jersey are watching the real estate market with keen interest. A recent forecast from Zillow suggests a notable shift on the horizon: the majority of home values across the state are expected to experience a decline by the end of September. This marks a significant change from the rapid appreciation seen in recent years, signaling a potential rebalancing of the market.

An in-depth analysis by Zillow, covering 547 ZIP codes with sufficient data, indicates that the vast majority of New Jersey towns will likely see a dip in their home values. This widespread trend suggests that a cooling period might be settling in across much of the Garden State’s housing landscape.

Among the towns predicted to experience the most pronounced drops, three New Jersey communities are forecast to see declines exceeding 2%. Leading this list is Pedricktown, a charming ZIP code nestled in Salem County, which is projected to witness the largest dip, with home values potentially falling by 2.3%. While these figures might cause some homeowners to pause, it’s important to remember that real estate markets are dynamic and influenced by a multitude of factors, including interest rates, inventory levels, and regional economic conditions. After a period of robust growth, a slight correction can be a natural part of the market cycle.

Interestingly, despite the widespread expectation of declines, a select few areas are poised to buck the trend. Only 41 New Jersey towns are actually expected to see an increase in home values by the end of summer. This highlights the nuanced nature of the state’s diverse housing market, where local demand, unique community characteristics, and specific economic drivers can still foster growth even amidst broader downward trends.

For both current homeowners and prospective buyers, understanding these shifts is crucial. For sellers, it underscores the importance of strategic pricing and ensuring your property stands out in an increasingly competitive environment. For buyers, this cooling period could present opportunities to enter the market or negotiate more favorable terms than in the recent past.

While the overall forecast points to a general decrease, it’s essential to remember that real estate is highly localized. Factors like proximity to major transportation hubs, quality of local school districts, and the unique appeal of a town can all play a role in how individual markets perform. As the summer progresses, staying informed about these localized trends will be key. For more detailed insights and ongoing analysis of the New Jersey real estate market, including how these trends might impact your local area, visit Explore New Jersey Real Estate.

Federal Action in Collingswood: FBI Raid Leads to Arrests in Fraud Probe

A significant federal enforcement action unfolded recently in the quiet South Jersey community of Collingswood, drawing attention to the ongoing efforts of law enforcement agencies to combat criminal activity. On Tuesday, July 22, 2025, federal agents, identified by Collingswood Police as the FBI, conducted a raid that resulted in the detention of at least three individuals. This operation, described by local authorities as being related to criminal fraud, has sparked immediate interest and is still a developing story.

The precise details surrounding the nature of the alleged criminal fraud remain under wraps as the investigation proceeds. An FBI spokesperson has referred all inquiries regarding the raid to U.S. Immigration and Customs Enforcement (ICE), indicating a potential nexus between the fraud investigation and immigration matters. As of now, ICE has not publicly responded to requests for comment, leaving many questions unanswered for both local residents and those following the case.

The presence of federal agents conducting such an operation in a residential area like Collingswood highlights the reach of federal law enforcement in addressing serious offenses that can impact communities at various levels. While the Collingswood Police Department confirmed their involvement in assisting the federal agents, the lead on this investigation clearly rests with the federal agencies involved.

In situations like these, law enforcement operations are often meticulously planned to ensure public safety while effectively carrying out their objectives. Residents in the vicinity of the raid may have witnessed a heightened law enforcement presence, which is typical during such federal actions. The fact that this is a “developing story” means that more information is expected to emerge as the investigation progresses, potentially shedding light on the full scope of the alleged fraud and the individuals involved.

This incident serves as a reminder of the constant vigilance required by law enforcement to uphold the law and protect communities from various forms of crime, including financial and organized fraud. As details become available, the public will gain a clearer picture of this complex situation. Navigating New Jersey’s Immigration Landscape: A Complex Legal Battle Unfolds

New Jersey has long been a state at the forefront of policy debates, and recent developments in its approach to immigration detention centers underscore the complex interplay between state authority and federal law. A recent ruling by a federal appeals court has significantly impacted New Jersey’s ability to prohibit private companies from operating immigrant detention facilities within its borders, marking a pivotal moment in the ongoing discussion surrounding immigration enforcement in the Garden State.

For years, New Jersey sought to exert greater control over the operation of immigrant detention centers, particularly those run by private entities. The state’s efforts were driven by concerns over conditions, oversight, and the broader societal implications of such facilities. However, a recent 2-1 decision by the U.S. Court of Appeals for the Third Circuit has ruled that New Jersey cannot block these private contracts, effectively overturning a state law designed to do just that.

This judicial decision is a significant victory for private incarceration companies like CoreCivic, which operates the Elizabeth Detention Center. The court’s majority opinion articulated that states cannot regulate private parties in a way that “severely undercuts a federal function,” emphasizing that immigration enforcement falls squarely under federal purview. This ruling opens the door for companies like CoreCivic to continue and potentially expand their operations in New Jersey, and could have ripple effects in other states that have passed similar bans, such as California and Illinois.

The implications of this ruling are far-reaching. For advocates of immigrant rights and various community organizations, the decision is a disappointing setback. They argue that private detention facilities often pose serious health and safety risks, with concerns raised about conditions and accountability. The re-opening of facilities like Delaney Hall in Newark, which is also a privately operated detention site, has already sparked public discourse and protests, highlighting the deep divisions surrounding these issues.

On the other hand, proponents of the ruling emphasize the federal government’s role in enforcing immigration laws and the need for adequate detention capacity. The federal government, particularly under recent administrations, has been keen to expand its network of detention sites to manage immigration enforcement efforts. This ruling could facilitate that expansion within New Jersey, potentially leading to increased detention and deportation operations.

New Jersey’s Attorney General has expressed disappointment with the ruling, indicating that the state is weighing its next steps. This legal battle highlights the intricate balance of power between state and federal governments and the profound human impact of immigration policies. As the discussion continues, it remains a critical topic for New Jersey communities and a significant aspect of the state’s political landscape.

Explore New Jersey Politics: Inside the 2025 Governor’s Race

As the Garden State gears up for its 2025 gubernatorial election, political attention is zeroing in on what promises to be one of the most consequential races in recent New Jersey history. With Democratic Congresswoman Mikie Sherrill and Republican former State Assemblyman Jack Ciattarelli emerging as the major party nominees, voters are preparing to choose a direction for New Jersey’s future—one shaped by affordability, economic recovery, and the state’s relationship with national politics.

Meet the General Election Candidates

Mikie Sherrill (Democrat)

A former Navy pilot and federal prosecutor, Congresswoman Mikie Sherrill represents New Jersey’s 11th Congressional District and has built her political brand around pragmatic governance. Often described as a moderate Democrat, Sherrill won her party’s primary with 34% of the vote, edging out a crowded field of prominent Democratic leaders.

Her campaign has emphasized tackling New Jersey’s skyrocketing cost of living, investing in infrastructure, and defending democratic institutions. She’s positioned herself as a problem-solver focused on bipartisan solutions, while also taking a firm stance against policies tied to former President Donald Trump. According to a recent Rutgers-Eagleton poll, Sherrill currently holds a lead over her Republican opponent.

Jack Ciattarelli (Republican)

Jack Ciattarelli is no stranger to statewide races. As the GOP’s 2021 nominee, he came within striking distance of unseating Governor Phil Murphy. Now, in 2025, Ciattarelli returns with a stronger campaign infrastructure and a clear message: “It’s time for big change.”

Winning the Republican primary with a commanding 68% of the vote, Ciattarelli has focused on issues like property tax reform, pension restructuring, and making New Jersey more affordable for working families. His running mate, Morris County Sheriff Jim Gannon, brings a law-and-order perspective to the ticket. Ciattarelli has also gained the endorsement of the New Jersey Retired Police and Firemen’s Association, a powerful signal of support from public safety professionals concerned about pension stability and inflation. You can read more about that endorsement in our Politics section.

Former Primary Contenders

Before Sherrill and Ciattarelli secured their nominations, the primary fields for both parties featured well-known political heavyweights:

Democratic Primary Candidates:

  • Ras Baraka – Mayor of Newark, known for his focus on urban revitalization and community-based policing.
  • Steve Fulop – Mayor of Jersey City, a progressive voice with a strong economic development record.
  • Josh Gottheimer – Congressman from NJ’s 5th District, known for centrist policies and bipartisan outreach.
  • Sean Spiller – President of the NJ Education Association, with a platform centered on public education and labor rights.
  • Steve Sweeney – Former State Senate President, respected for his legislative experience and fiscal policy focus.

Republican Primary Candidates:

  • Justin Barbera – A construction firm owner, bringing a business-first, outsider approach.
  • Jon Bramnick – State Senator and seasoned legislator, offering a more moderate Republican viewpoint.
  • Mario Kranjac – Lawyer and former Mayor of Englewood Cliffs.
  • Bill Spadea – Former talk radio host with strong grassroots support and populist rhetoric.

The Big Issues Driving the 2025 Race

Whether you’re voting blue, red, or undecided, the issues at stake in this year’s gubernatorial contest cut across party lines:

  • Property Taxes: New Jersey has some of the highest property taxes in the nation. Both candidates have vowed to take action—though their proposed solutions vary significantly.
  • Cost of Living: Inflation, housing affordability, and healthcare costs continue to stretch household budgets. Ciattarelli emphasizes tax reform and spending cuts, while Sherrill promotes targeted investments and federal support.
  • Public Safety and Pensions: The NJ Retired Police and Firemen’s Association’s endorsement of Ciattarelli underscores a major issue for public sector retirees—restoring Cost-of-Living Adjustments (COLAs) that have been frozen since 2011. Their support hinges on Ciattarelli’s promise to address this issue if elected governor.
  • National Politics: As much as this is a state-level election, national dynamics loom large. Sherrill has framed herself as a bulwark against Trumpism, while Ciattarelli has accepted an endorsement from former President Trump—placing each candidate clearly in alignment with their party’s national identity.

Devils Daily: Offseason Buzz, Injury Updates, and Promising Futures

As the summer sun heats up, so does the anticipation for the upcoming NHL season, and for New Jersey Devils fans, there’s no shortage of news to unpack. From trade rumors swirling around key players to a busy free agency period and exciting prospect developments, General Manager Tom Fitzgerald and the Devils organization are clearly laying the groundwork for a compelling 2025-26 campaign.

One of the hottest topics in the hockey world concerns the potential trade of defenseman Dougie Hamilton. While nothing is set in stone, whispers persist about what might be holding up a significant move involving the talented blueliner. Meanwhile, across the league, other teams, like the Pittsburgh Penguins, are reportedly on the cusp of their own blockbuster deals, adding to the intrigue of the offseason.

The Road to Recovery: Key Players on the Mend

A primary focus for the Devils right now is the health of their core. Several key players are diligently working their way back from injuries, with target return dates set to have them ready for the grind of the season. Johnathan Kovacevic is recovering from a knee injury, eyeing an October 7th return. Optimism abounds for a September 15th return for a host of stars including Thomas Bordeleau (concussion), Nico Hischier (lower-body injury), Jesper Bratt (shoulder surgery), Brenden Dillon (neck injury), and Jack Hughes (shoulder surgery). Even young phenom Luke Hughes, also recovering from shoulder surgery, is expected to be fully prepared for training camp this fall. The return of these impactful players will undoubtedly provide a significant boost to the team’s lineup.

Offseason Shake-Up: New Faces and Departures

The Devils have been anything but quiet on the trade and free agency fronts, signaling a clear intent to reshape the roster. Notable acquisitions include Jeremy Hanzel (from Nashville in exchange for Erik Haula and a pick) and Thomas Bordeleau (acquired from San Jose for Shane Bowers). The free agency market saw the Devils bring in a host of experienced and promising talent, including goaltender Jake Allen, forwards Cody Glass, Connor Brown, Evgenii Dadonov, and defensemen Calen Addison and Dennis Cholowski, along with forward Angus Crookshank and promising Arseni Gritsyuk.

Of course, with new arrivals come departures. Players like Nolan Foote (to Florida), Tomas Tatar (to Europe), and unrestricted free agents Brian Dumoulin, Daniel Sprong, and Isaac Poulter have moved on. These roster adjustments highlight Fitzgerald’s vision for the team and his proactive approach to optimizing the Devils’ competitive edge.

Behind the Bench: Coaching Carousel

The changes extend beyond the ice. The Devils’ coaching staff will see some new faces next season, as assistant coaches Ryan McGill and Chris Taylor, Head Video Coach Jerry Dineen, and Utica Comets assistant coach David Cunniff will not be returning. The search for their replacements is already underway, indicating a desire to bring in fresh perspectives and strategies to guide the team.

Drafting the Future: New Blood Joins the Ranks

The 2025 NHL Entry Draft was another opportunity for the Devils to infuse their prospect pool with future talent. The team selected seven promising players, including centers Conrad Fondrk and Mason Moe, wingers Ben Kevan and David Rozsíval, goaltender Trenten Bennett, and defenseman Sigge Holmgren. These young prospects represent the next wave of talent hoping to wear the Devils crest.

Prospects on the Horizon: Who’s Ready for the Big Show?

Speaking of prospects, the organization is buzzing about several young players who could make their NHL debuts this season. While Anton Silayev’s participation in Development Camp was unfortunately hampered by visa issues, other promising forwards like Lenni Hameenaho, Shane LaChance, and Cam Squires are generating significant excitement.

Lenni Hameenaho, a 20-year-old right winger drafted in the second round in 2023, boasts an impressive track record in the Finnish Liiga, with projections hinting at potential top-line capabilities. His seamless transition to the North American game will be closely watched, and many expect him to challenge for a roster spot right out of camp.

Then there’s Shane LaChance, a 6’4” power forward who could fill a crucial role in the Devils’ lineup. After a strong showing at Boston University and a glimpse of AHL action with the Utica Comets, LaChance brings a unique physical presence. While a fantastic training camp might fast-track him, he’s certainly one to keep an eye on as a potential mid-season call-up.

Rounding out the trio is Cam Squires, another 20-year-old winger drafted in the fourth round in 2023. Squires has been a dominant force in the QMJHL, showcasing strong offensive instincts. His consistent two-way play, coupled with his scoring touch in a brief stint with the Comets, makes him an intriguing long-term prospect for the organization.

Looking Ahead: The Season Kicks Off

The 2025-26 New Jersey Devils season is set to begin on October 9th in Carolina, marking the start of what promises to be an exciting journey. General Manager Tom Fitzgerald has emphasized that this offseason is crucial for the franchise, and the changes implemented reflect a clear commitment to competitiveness and future success. With a mix of seasoned veterans, exciting new additions, and a wave of talented prospects, Devils fans have every reason to be optimistic about what the future holds. Essential Roadwork Commences on Newark Pompton Turnpike in Pequannock: Enhancing Travel and Community Life

Get ready, Pequannock! Significant road improvements are set to begin on the Newark Pompton Turnpike (County Route 660) between Route 23 and Jacksonville Road, starting on or around Monday, July 28. This vital project aims to enhance safety, accessibility, and overall travel efficiency through a key corridor in the township.

This comprehensive initiative is slated to continue through early October, assuming favorable weather conditions. Crews will be hard at work Monday through Friday, from 7 a.m. to 3:30 p.m., diligently executing a range of upgrades. The scope of work is extensive, beginning with crucial Americans with Disabilities Act (ADA) compliant curb ramp upgrades, ensuring greater accessibility for all residents and visitors. Following this, expect to see essential catch basin repairs, followed by thorough milling and paving operations to deliver a smoother, safer driving surface. These improvements are not just about new asphalt; they represent an investment in the foundational infrastructure that supports our communities and daily lives.

While the long-term benefits are substantial, motorists should anticipate some temporary adjustments. Intermittent closures and traffic shifts will be necessary throughout the project’s duration, all managed carefully under the direction of local law enforcement to ensure safety and minimize disruption. Rest assured, maintaining access to local businesses and residences is a top priority, and safe passage through the work areas will be consistently provided.

To navigate this period smoothly, we strongly advise drivers to exercise caution, adhere to all posted detour signs, and allow for extra travel time. Considering alternate routes during peak hours could also help alleviate potential delays.

This important project is being skillfully managed by D.S. Meyer Enterprises, LLC, with Straight Edge Striping, LLC, responsible for the crucial striping and signage. Funding for these vital improvements is made possible through the New Jersey Department of Transportation Local Aid program, underscoring a commitment to bolstering local infrastructure.

For those seeking more details or needing to report any questions or concerns regarding the project, the Morris County Division of Engineering and Transportation is available at 973-285-6750. The Village Vanguard Lives On – And So Does the Legacy of Live Jazz at The Improv Café

If there’s one address in jazz that needs no introduction, it’s 178 Seventh Avenue South in Greenwich Village—home of the one and only Village Vanguard. This hallowed basement club has been at the heart of jazz innovation since 1935, and here at The Improv Café, we proudly honor its legacy every Tuesday night during our “Live at the Village Vanguard” Radio Show.

Because at The Improv Café, every track we spin is live. We don’t play studio takes. We don’t do polished-over edits. We serve jazz, swing, big band, and vocal jazz the way it was meant to be heard—captured live, in the moment, with the energy of the room woven into every note.

🔥 Village Vanguard News: Vinyl, Tributes & Timeless Tradition

The Village Vanguard isn’t just surviving in 2025—it’s thriving. A wave of recent releases and special performances has brought new attention to the club’s unmatched history and its ongoing relevance.

🎷 John Coltrane: Back on Wax with a Legendary Live Set

Impulse! Records has reissued the landmark “The Complete 1961 Village Vanguard Recordings” on vinyl, delivering Coltrane’s genre-shattering performances in their raw, majestic form. These were not just gigs—they were spiritual excavations, and now they’re pressed beautifully for new ears to discover. Coltrane’s multi-night stand at the Vanguard wasn’t just historic—it was a turning point in the history of jazz.

We’ll be playing selections from this live masterpiece tonight on Live at the Village Vanguard, right here on The Improv Café.

🎤 Javon Jackson Honors Nikki Giovanni at the Vanguard

Coming to the Vanguard stage soon, saxophonist Javon Jackson will perform a deeply personal tribute to poet and activist Nikki Giovanni, blending spoken word and jazz into a heartfelt, live homage. It’s a poetic meeting of two legends, and we’ll be watching—and listening—closely as it unfolds.

🥁 The Vanguard Jazz Orchestra Keeps Mondays Swinging

The Vanguard Jazz Orchestra, born from Thad Jones and Mel Lewis’ powerhouse band, continues its revered Monday night residency, now more than five decades running. They’ve just dropped a stunning two-album set called Centennial in honor of their founder’s 100th birthday, and it’s a swing lover’s dream. Live, tight, and full of fire—this is modern big band jazz at its finest, and you can bet we’ll be featuring cuts from Centennial in rotation all week.

🎶 Tuesday Nights Just Hit Different: Welcome to Live at the Village Vanguard

Every Tuesday at 10PM EST, The Improv Café invites you into a warm, dimly lit corner of New York jazz history with “Live at the Village Vanguard”—our weekly spotlight on exclusive live recordings from the club that built the genre’s reputation from the ground up.

From Sonny Rollins to Bill Evans, Shirley Horn to Wynton Marsalis, we play only officially released live albums—the real recordings, captured on stage, in real time. Whether it’s a CD or a vintage LP transfer, if it wasn’t recorded live inside the Vanguard, it doesn’t make the cut.

Why? Because the Village Vanguard isn’t just a venue—it’s an instrument. The unique triangular layout, the intimacy between artist and audience, the low ceilings and resonant walls—it all contributes to the sound. The feeling. And we’re here to deliver that feeling, every Tuesday night.

💫 More Than a Club—The Village Vanguard Is a Sacred Space

Owned by Deborah Gordon, daughter of longtime steward Lorraine Gordon, the Vanguard carries its legacy with grace and grit. The club reopened its doors to live audiences in 2021 after the pandemic—and hasn’t missed a beat since. As Jason Moran reminded us during his 2015 week-long residency celebrating the club’s 80th anniversary, the Vanguard isn’t just part of jazz history—it is jazz history.

📻 Only Live. Only Jazz. Only on The Improv Café.

Whether it’s the swing of the Vanguard Jazz Orchestra, the cool phrasing of vocal greats, or the daring freedom of Coltrane’s quartet, The Improv Café is your home for live-only jazz, big band, swing, and vocal jazz.

We don’t just play music.
We preserve performances. We celebrate spontaneity. We honor the magic of the moment.

So pour a drink, dim the lights, and settle in.

Where jazz lives, live.

Get Ready for a Bigger Boat: Auditions Open for “The Shark is Broken” in New Jersey!

For theater enthusiasts across New Jersey, an exciting opportunity has just surfaced! Auditions are now open for “The Shark is Broken,” a hilarious and insightful play that dives deep into the notoriously chaotic making of Steven Spielberg’s legendary film, Jaws. This production promises to be a unique behind-the-scenes look at the tensions, triumphs, and hilarious mishaps that occurred when three Hollywood giants were stuck on a boat, at the mercy of unpredictable weather and a perpetually “broken” mechanical shark.

“It’s not the time it takes to take the take that takes the time. It’s the time it takes between the takes that takes the time to take the take.” This witty line perfectly encapsulates the essence of “The Shark is Broken.” Set on “The Orca” in 1974, off the coast of Martha’s Vineyard, the play takes audiences into the stalled production of Jaws. Imagine: the film’s lead actors – the seasoned Robert Shaw, the pragmatic Roy Scheider, and the ambitious Richard Dreyfuss – are confined to a boat, with too much alcohol, clashing egos, and a temperamental mechanical co-star named Bruce. As the delays mount, these “hammered sharks” begin to bare their teeth, creating a comedic yet revealing portrait of filmmaking and the personalities involved.

Calling All New Jersey Talent!

If you’ve ever dreamed of stepping onto the stage and bringing a piece of cinematic history to life, now’s your chance! General audition slots for “The Shark is Broken” are currently open. The production team, led by Director Mike Burdick and Producer Sean Lough, is seeking talented individuals to embody these iconic characters:

  • Robert Shaw (Stage Age – mid to late 40s): Portraying the complex, witty, and sometimes volatile actor, struggling with the demands of the production and his personal demons. He loves pub games and has a tendency to drink as much as he breathes.
  • Roy Scheider (Stage Age – late 30s, early 40s): The grounded mediator, trying to keep the peace between Shaw and Dreyfuss. He’s a reader, a talker of mundane information, a smoker, and enjoys sunbathing. (Actors may be asked to spray tan at the production’s expense!)
  • Richard Dreyfuss (Stage Age – late 20s): The youngest and perhaps most idealistic of the trio, energetic, ambitious, and slightly naive, navigating the technical challenges and conflicts with his older co-stars.

Auditions are scheduled for July 29th and 30th at 7 PM, with callbacks by invitation. Prospective actors are asked to prepare one or more monologues related to Robert Shaw, Roy Scheider, or Richard Dreyfuss. While signing up for an audition slot online is highly encouraged, walk-ins will be seen if time permits. Be prepared, as actors may be asked to wear beards and wigs to authentically capture the look of the original 1974 Jaws production.

Behind the Scenes and On the Stage:

The production boasts a dedicated team, including Stage Manager Daraius Philips, Light Designer Mark Reilly, Costumes by Heather Tumbleson, and Props by Joe Leo.

This comedic and heartwarming “love letter” to the imperfect actors behind an unforeseen classic will transport audiences directly into the choppy waters of 1974 filmmaking.

Performance Schedule:

Get ready to mark your calendars, because once auditions are complete and rehearsals are underway, the show will hit the stage with performances on:

  • Tech Week: October 5th
  • Performances: October 10th, 11th, 17th, 18th at 8 PM; October 12th, 19th at 2 PM

“The Shark is Broken” offers a unique blend of humor, drama, and a fascinating glimpse into the making of one of cinema’s most beloved films. Don’t miss this opportunity to be a part of a captivating theatrical experience right here in New Jersey!

The Golfer’s Paradise: Unearthing New Jersey’s Best Public and Semi-Private Courses

New Jersey might be known as the Garden State, but for avid golfers, it could just as easily be dubbed the “Golfer State.” Beyond its array of prestigious private country clubs, our state boasts over 100 daily-fee courses, offering exceptional value and enjoyable rounds for players of every skill level. Forget the misconception that great golf comes with an exclusive membership; New Jersey proves that world-class experiences are accessible to all.

For this guide, we’ve carefully selected a dozen courses across the state that stand out for their excellent value, unique character, and overall playing experience. While some, like Neshanic Valley and Hominy Hill, are recognized among the toughest public layouts in New Jersey, each course on our list promises memorable holes, strategic hazards, and distinctive quirks that make every round an adventure.

We’ve explored semiprivate gems, resort courses, and top-tier county-run public facilities, all of which offer some form of seasonal membership for reduced fees and earlier tee time access. Even without a membership, securing a spot is often straightforward, especially on weekdays or by utilizing online booking discounts.

Unless otherwise noted, our insights are based on playing from the middle tees – a great benchmark for most recreational golfers. So, grab your clubs, and let’s tee it up for an unforgettable tour of New Jersey’s fairways!

A Dozen Gems Worth Discovering:

  • The Architects Golf Club (Warren County): A true tribute to golf’s greatest designers, The Architects offers expansive views of western New Jersey’s lush beauty. Each hole creatively reflects the style of a famed architect, from A.W. Tillinghast’s pinched fairway on the par-4 seventh to Seth Raynor’s beastly two-tiered green on the par-3 eighth. The 11th, inspired by William S. Flynn, is a challenging dogleg-right par-5 guarded by 11 bunkers, while Stanley Thompson’s signature is evident in the eight artfully scattered bunkers around the par-3 17th. Don’t forget to grab a yardage book for strategic insights! (Semi-private; Phillipsburg; Rates: $65-$120 w/ cart; Amenities: Driving range, full-service restaurant)
  • Bay Course at Seaview, Seaview Dolce Hotel (Atlantic County): Walk in the footsteps of golf legends like Hogan, Snead, and Sorenstam on this historic course. Several holes on the Donald Ross-designed Bay Course offer stunning vistas of the Atlantic City skyline across Reed’s Bay. Its links-style layout challenges players with deep pot bunkers, undulating berms, and small, tricky greens. The back nine features strategic doglegs and two long par-3s (221 and 193 yards). The course is part of the charming Seaview Dolce Resort, perfect for a stay-and-play getaway. (Resort course; Galloway; Rates: $95-$115 w/ cart; Amenities: Extensive practice area, full-service restaurant)
  • Black Bear Golf Club, Crystal Springs Resort (Sussex County): Part of the renowned Crystal Springs Resort, Black Bear delivers a scenic and challenging mountain golf experience at a more accessible price point than its famous siblings, Wild Turkey and Ballyowen. Prepare for blind shots, rewarding downhill drives, and demanding uphill greens. The kidney-shaped green on the par-3 seventh, guarded by a sprawling water hazard, is particularly memorable. A sign on the 11th tee box even warns, “This is bear country!” (Resort course; Franklin; Rates: $84-$125 w/ cart; Amenities: Driving range, Trackman range, full-service restaurant)
  • Francis A. Byrne Golf Course (Union County): Following an ambitious 2023 renovation, this historic county-operated course in West Orange has been restored to much of its original glory. Built in 1927, its makeover brought improved tee boxes, numerous fairway bunkers, and tricky greens, including the famously befuddling horseshoe-shaped ridge on the ninth. Legends even say Grand Slam champion Bobby Jones once called the par-5 15th one of the toughest holes he ever played. The round now closes with two completely revamped holes, including an elongated par-5 18th. (Public; West Orange; Rates: $60-$80 + optional cart; Amenities: Putting green, chipping area)
  • Galloping Hill (Union County): A 2016 renovation, complete with a new clubhouse and restaurant, cemented Galloping Hill’s status as one of New Jersey’s most attractive and challenging county courses. Its rolling terrain demands numerous steep uphill approach shots. The par-4 14th, with its two camelback humps, offers a unique, madcap challenge. Well-maintained by Kemper Sports, a professional management company, the course offers a top-tier public golf experience. (Public; Kenilworth; Rates: $66-$70 + optional cart; Amenities: Extensive practice area, full-service restaurant)
  • Harbor Pines Golf Club (Atlantic County): If you appreciate wide fairways for powerful drives, Harbor Pines is your sanctuary. However, be wary as you approach the greens, which are heavily protected by numerous pot bunkers. The 170-foot-long, half-acre bunker sprawling along the fairway to the 17th green is a notable hazard. The greens themselves are massive but challenging, with undulations and steep slopes. Add in 12 ponds and 17 acres of water, and you have a truly engaging round. In 2023, the course, conveniently located southwest of Atlantic City, unveiled the inviting Roost Pub & Grill. (Semi-private; Egg Harbor Township; Rates: $98-$125 w/ cart; Amenities: Extensive practice area, full-service restaurant)
  • Hominy Hill Golf Course (Monmouth County): Designed by the legendary Robert Trent Jones Sr., Hominy Hill is arguably the toughest public course on our list. With 138 bunkers, large and tricky greens, and notoriously challenging par-5s, it demands precision. Despite its difficulty, the course is fairly wide open and walkable. The challenges persist all the way to the dogleg-right par-4 closing hole. (Public; Colts Neck; Rates: $67-$84 + optional cart; Amenities: Driving range, snack bar)
  • Mercer Oaks West Course (Mercer County): Mercer Oaks West offers wide fairways, short roughs, and lush, wooded surroundings, making it enjoyable for all skill levels. The real test comes around the greens, almost all of which are guarded by demanding sand traps. The bulge of Lake Mercer on the par-4 17th adds a strategic element, sometimes even offering a glimpse of the U.S. national crew team training nearby. This course is mostly flat and ideal for walking. (Public; West Windsor; Rates: $62-$68 + optional cart; Amenities: Driving range, full-service restaurant)
  • Neshanic Valley Golf Course (Somerset County): For those seeking a formidable challenge, Neshanic Valley delivers, especially on its “Ridge” nine. Expect blind shots and tricky greens, including the confounding par-5 fifth hole that demands a precise long drive and a second shot over a wide waste area. After conquering Ridge, the Meadow nine offers a more relaxed experience, though its long par-5 closing hole leading back to the majestic clubhouse still requires focus. This picturesque county-operated course epitomizes public golf at its finest. (Public; Neshanic Station; Rates: $82-$97 w/ cart; Amenities: Driving range, snack bar, restaurant)
  • Pinch Brook (Morris County): For something a little different, explore Pinch Brook, an executive course perfectly situated in Florham Park. At just 4,653 yards from the white tees, it’s designed with six par-3s and only two par-5s, making it walkable and efficient for a quicker round. Despite its shorter overall length, the individual holes maintain normal distances, requiring all the usual shot types. The round concludes with three par-3s, including the challenging 140-yard 16th over water. (Public; Florham Park; Rates: $58-$75 + optional cart; Amenities: Putting green, snack bar, grill room)
  • Preakness Valley East Course (Passaic County): Steeped in history, the Preakness Valley East Course sits adjacent to the historic Dey Mansion, where George Washington himself once stayed. The gravesites of Washington’s host and other Dey family members are preserved near the 11th hole. This easily walkable course presents challenges like the long par-3 fourth and the tricky dogleg-right par-4 16th. Both the East and West county-operated courses offer excellent value. (Public; Wayne; Rates: $52-$62 + optional cart; Amenities: Driving range, restaurant)
  • Rutgers University Golf Course (Middlesex County): The Rutgers University Golf Course offers a tale of two nines. The front nine, bordering the Rutgers Busch Campus, is mostly flat and walkable. The back nine, however, ramps up the challenge, featuring a downhill drive and a tough uphill second shot across a deep ravine on the par-4 10th. This ravine remains in play for the par-3 11th and par-5 12th, adding a true test to your round. Doglegs and ample bunkers provide further strategic challenges. Listen for the chimes from the Waksman Institute of Microbiology bell tower, a charming reminder of its university connection. (Public; Piscataway; Rates: $48-$59 + optional cart; Amenities: Driving range, restaurant)

New Jersey’s golf scene is incredibly diverse, catering to every preference and skill level, from the meticulously maintained fairways of Neshanic Valley and Scotland Run to the unique links-style experience of Twisted Dune. With recent renovations, like those at Tamarack Golf Course’s West Course which reopened in June 2025 with brand new fairways and USGA spec greens, the state continues to invest in and improve its public offerings.

Whether you’re looking for a world-renowned championship course like Pine Valley (private, but a benchmark of excellence), a challenging public layout, or a relaxed round with friends, New Jersey has a course waiting for you. Remembering a Legend: West Orange to Honor David Cassidy with Two-Day Celebration

New Jersey is set to pay a heartfelt tribute to one of its most famous former residents, the late David Cassidy. West Orange, the town where the teen idol spent his formative years, is preparing for a two-day celebration that will honor his enduring legacy, culminating in the co-naming of a street where he once lived as “David Cassidy Way.” This event is a poignant reminder of Cassidy’s deep roots in the Garden State and the impact he had on millions worldwide.

From West Orange to Worldwide Stardom

Born in New York City in 1950, David Cassidy spent his early childhood living with his maternal grandparents in West Orange, New Jersey, after his parents, both actors, divorced. It was in this very town that a young David began to nurture his talents, reportedly discovering his love for singing as a soloist in the junior choir at Holy Trinity Episcopal Church and developing his passion for baseball playing Little League at Colgate Field. As event co-organizer Karen Ranieri notes, Cassidy often spoke of how his West Orange upbringing kept him grounded even as he soared to global fame.

His breakthrough arrived in 1970 with the iconic sitcom The Partridge Family, where he played the beloved Keith Partridge. The show quickly became a cultural phenomenon, and Cassidy’s real-life vocals propelled the fictional family’s songs to chart-topping success. This role launched what became known as “Cassidymania,” transforming him into a worldwide teen idol. At his peak, his fan club reportedly surpassed those of The Beatles and Elvis Presley, and his concerts were legendary for their electrifying energy. Beyond The Partridge Family, Cassidy’s solo music career thrived with hit singles like “Cherish” and “How Can I Be Sure,” further cementing his status as a musical sensation.

A Lasting Legacy: Beyond the Teen Idol

While “Cassidymania” defined his early career, David Cassidy’s artistic journey extended far beyond his teen idol years. He continued to release music, starred in successful musical theater productions on Broadway and London’s West End, and appeared in various television and film roles, including his own police drama, David Cassidy: Man Undercover, and a memorable turn on CSI: Crime Scene Investigation.

Cassidy was also remarkably candid about his personal struggles, openly addressing his battles with alcohol and substance abuse. Though he faced legal issues and spent time in rehabilitation, he later revealed in a documentary that his cognitive challenges were primarily due to alcohol poisoning, not dementia as previously announced, underscoring his honesty even in difficult times. He passed away from liver failure on November 21, 2017, at the age of 67.

West Orange Celebrates Its Own

The upcoming two-day celebration, slated for July 30th and 31st, will include a historical marker dedication at Colgate Field, recognizing his childhood love for baseball. The highlight will be the official co-naming of Elm Street, where he lived, as “David Cassidy Way.” His children, Katie and Beau Cassidy, are expected to attend, adding a personal touch to the festivities. The celebration will also feature a formal gala, discussions by pop culture historians, a special slideshow, a Q&A with legendary photographer Henry Diltz, and a 70s-themed dance and block party. Local fans and community members who remember Cassidy from his youth are particularly enthusiastic about this tribute, which has also gained support from the West Orange Mayor, Susan McCartney.

David Cassidy’s impact on music and television is undeniable. He left behind a rich body of work and two memoirs, C’mon, Get Happy…Fear and Loathing on the Partridge Family Bus (1994) and Could It Be Forever? Curtain Up! Montclair Welcomes Its Inaugural Theater Festival

0

Montclair, already celebrated for its vibrant arts scene, has unveiled a new jewel in its cultural crown: the Montclair Theater Festival: Once Upon a Stage. On Saturday, July 12, 2025, Glenfield Park in the heart of Montclair’s historic Fourth Ward was transformed into a bustling hub of creativity, offering a day of unforgettable live performances, engaging activities, and local charm for audiences of all ages.

This inaugural festival was brought to life through the collaborative vision of Vanguard Theater, a local powerhouse known for its commitment to diversity and community engagement through the arts, in partnership with the Essex County Board of Commissioners. The event was a testament to the power of collaboration, demonstrating how local organizations and county leadership can come together to enrich the lives of residents and celebrate the performing arts.

A Day of Enchantment in Glenfield Park

Glenfield Park, with its rich history and community significance, provided the perfect backdrop for this grand theatrical debut. The festival was designed to be a truly immersive experience, inviting attendees to step into a world of storytelling and imagination. Beyond the main stage performances, the park buzzed with interactive activities, offering families and individuals the chance to engage directly with the magic of theater. Local food vendors added to the festive atmosphere, providing delicious bites to fuel a day of exploration and enjoyment.

At the heart of the festival were two mainstage productions: the high-energy, family favorite Shrek the Musical and a magical, open-air performance of Shakespeare’s beloved A Midsummer Night’s Dream. Both productions showcased a remarkable blend of professional actors and dedicated community performers, highlighting Vanguard Theater’s inclusive philosophy. The festival also provided a platform for other local arts organizations to share excerpts from their past seasons and upcoming productions, creating a true showcase of New Jersey’s diverse theatrical talent. Companies like OffBook Productions, Chatham Community Players, Luna Stage, and The Shakespeare Theatre of New Jersey were among those presenting, demonstrating the depth and breadth of regional theater.

Vanguard Theater: A Vision for Inclusive Storytelling

Vanguard Theater’s role in this festival is particularly significant. Founded on the principles of DREAM: Diversity, Reciprocity, Education, Activism, and Mentorship, Vanguard is dedicated to changing social and cultural narratives through theater. Their work consistently challenges existing viewpoints and creates equity by bringing diverse voices and stories to the stage, fostering cross-community conversations and ensuring inclusive casting and leadership that truly reflects the communities they serve. This festival was a vibrant manifestation of their mission, making high-quality theatrical experiences accessible to everyone. In fact, to recognize both the festival’s creation and Vanguard’s ongoing contributions to the town’s cultural landscape, the Township of Montclair officially proclaimed the second Saturday of July as Montclair Theater Day.

The inaugural Montclair Theater Festival has firmly established itself as a must-attend event on New Jersey’s cultural calendar, promising to be a cherished new summer tradition that activates public spaces and creates lasting memories. It’s a powerful reminder that the arts are not just entertainment; they are a vital part of community building, fostering connection, education, and shared joy.

America’s Heartland Under Threat: A 175-Year-Old New Jersey Family Farm Faces Uncertain Future

In a story that resonates deeply with the spirit of New Jersey’s rich agricultural heritage, a centuries-old family farm in Cranbury Township is facing the devastating prospect of being seized through eminent domain. This isn’t just about one parcel of land; it’s a stark illustration of the pressures confronting family farms across the state and, indeed, America’s heartland, as competing interests clash with the enduring legacy of those who work the soil.

For 175 years, the Henry family has nurtured their 21-acre farm, passed down through generations. This property, which has withstood historical challenges from the Civil War to the Great Depression, represents far more than just real estate; it’s a testament to perseverance, sacrifice, and a deep-rooted connection to the land. Despite being surrounded by the relentless march of industrial development and turning down numerous multi-million dollar offers from developers over the years, the Henry family has steadfastly held onto their working farm.

The Weight of Eminent Domain

Now, the threat comes not from private developers, but from the Cranbury Township Committee, which has approved a plan to acquire the farm. The stated purpose is to meet New Jersey’s state-mandated affordable housing requirements. This places the Henry family in an agonizing position, forced to confront the potential loss of their ancestral land.

Eminent domain, the power of the government to take private property for public use, is a powerful tool. While traditionally used for infrastructure projects like roads or schools, its application for affordable housing development raises complex questions about property rights, community planning, and the preservation of vital agricultural spaces. The Henry family argues that the township has other viable locations for affordable housing and that taking their active farm, situated amidst warehouses, would not serve the best interests of future residents.

A Broader Struggle for Farmland

The Cranbury farm’s plight is not an isolated incident. Across New Jersey, the push for development and the increasing demand for housing are putting immense pressure on remaining farmlands. The balance between urban growth, suburban expansion, and agricultural preservation is a constant challenge for state and local governments. Farmers, who pour their lives, resources, and generations of knowledge into their land, often find themselves in precarious positions when faced with such directives. The loss of a working farm means not only the end of a family’s legacy but also a reduction in local food production and a diminishing connection to the agricultural roots that once defined much of the state.

The struggle of the Henry family has garnered national attention, highlighting the broader debate over how communities grow while protecting invaluable natural and historical assets. As the legal battle unfolds, it serves as a powerful reminder of the delicate equilibrium required to sustain both progress and tradition in a rapidly changing world.

New Jersey’s commitment to agriculture is vital, and the challenges faced by farms like the Henry family’s underscore the need for thoughtful policy and community support to preserve these essential pieces of our landscape and heritage. Navigating Change: How White-Collar Layoffs Are Fueling New Jersey’s Entrepreneurial Spirit

New Jersey, like the rest of the nation, is witnessing a fascinating shift in its economic landscape. As major corporations, from tech giants like Microsoft and Meta to retail stalwarts like Macy’s, continue to undergo significant restructuring and layoffs impacting white-collar professionals, a compelling new trend is emerging: a surge in entrepreneurship, particularly through franchise ownership. This wave of highly skilled individuals is leveraging their corporate experience to forge new paths, taking control of their careers and contributing to the Garden State’s vibrant business ecosystem.

From Corporate Corridors to Business Ownership

For many white-collar professionals, a corporate layoff, while initially daunting, has become a surprising catalyst for change. Rather than simply seeking another traditional job, a growing number are choosing to pivot, exploring the proven models offered by the franchise industry. This provides an appealing blend of entrepreneurial freedom with the built-in support, brand recognition, and established systems that a franchise offers, significantly de-risking the leap into business ownership.

These individuals often bring a wealth of transferable skills from their previous corporate roles—strategic thinking, financial acumen, team management, and a deep understanding of market dynamics. These abilities are highly valuable in the franchise world, allowing new owners to quickly adapt and thrive. The desire for greater control over their professional destiny, coupled with the resilience to turn adversity into opportunity, is driving this significant shift.

Wingman Planning: Guiding New Entrepreneurs

Among the innovative leaders helping professionals navigate this transition is the Wingman Planning franchise. This unique franchise model is designed to assist individuals in turning the challenge of a layoff into a long-term opportunity by becoming business owners themselves.

Wingman Planning specializes in providing essential services to small and medium-sized businesses, including web development, digital marketing, and print solutions. For a professional looking to start their own venture, becoming a Wingman Planning franchisee offers a compelling pathway. The model typically features low overhead and strong corporate support, allowing franchisees to focus on building client relationships and growing their business, while Wingman Planning handles much of the technical and operational backend. This means individuals don’t necessarily need prior experience in digital marketing to succeed, as comprehensive training and ongoing guidance are provided.

The Wingman Planning opportunity aligns perfectly with the current economic climate, offering:

  • A Proven Business Model: Franchisees benefit from a successful system that has been honed over time.
  • Comprehensive Support: From initial training to ongoing operational and marketing assistance, new owners are not left to navigate the entrepreneurial journey alone.
  • Community Impact: Franchisees often find fulfillment in helping other local small businesses thrive with essential digital services.
  • Scalability: The model allows for growth and expansion, offering a long-term career path rather than just a temporary solution.

This shift in entrepreneurship is not just about individuals finding new livelihoods; it’s about strengthening local economies. By converting experienced corporate talent into motivated business owners, New Jersey is witnessing the creation of new jobs and services that cater to the evolving needs of its communities. The ripple effect of these new ventures contributes to a more diversified and resilient business landscape across the state.

As the professional world continues to evolve, New Jersey remains a fertile ground for innovation and self-determination. For those seeking to redefine their careers and embark on a new entrepreneurial adventure, the franchise model, supported by organizations like Wingman Planning, offers a compelling and structured path forward. Fire Safety First: Kitchen Guard Expands to Cherry Hill, Protecting Local Businesses

Cherry Hill, New Jersey, is welcoming a crucial new business dedicated to enhancing safety within its vibrant culinary scene: Kitchen Guard. This fast-growing franchise brand, focused on commercial kitchen fire life safety, is expanding its reach under the leadership of local entrepreneur Kit Gohil, bringing a vital service to restaurants and other establishments across the region.

A Local Vision for Community Safety

Kit Gohil, a Cherry Hill resident and a leader deeply committed to community impact, is at the helm of this new Kitchen Guard venture. His personal journey, marked by resilience and a drive to give back, fuels his mission to provide restaurant owners with peace of mind and a higher standard of fire safety. Gohil’s understanding of the local landscape and his dedication to protecting the places where families gather and small business dreams thrive make this expansion particularly meaningful for Cherry Hill.

Kitchen Guard specializes in a critical, often unseen, aspect of restaurant operations: the meticulous cleaning and maintenance of commercial kitchen exhaust and hood systems. These systems, while essential for ventilation, can accumulate grease and debris over time, posing a significant fire risk if not properly managed. Kitchen Guard’s services go beyond basic cleaning; they involve comprehensive inspections, thorough grease removal, and proactive maintenance to ensure full compliance with rigorous fire safety codes, such as those established by the National Fire Protection Association (NFPA 96).

Why Commercial Kitchen Fire Safety Matters

Commercial kitchens, with their intense heat, open flames, and constant use of cooking oils, are inherently high-risk environments for fires. A buildup of grease in exhaust hoods and ductwork can quickly turn a small spark into a devastating blaze. Regular, professional cleaning and maintenance of these systems are not just about compliance; they are about preventing catastrophic fires that can lead to significant property damage, business closure, and, most importantly, danger to staff and patrons.

Kitchen Guard’s approach is designed to be comprehensive and hassle-free for restaurant owners. Their services typically include:

  • Complete Hood and Exhaust System Cleaning: This involves meticulously cleaning the entire system, from the canopy above the cookline to the ductwork and the rooftop exhaust fans, removing all accumulated grease.
  • Filter Exchange Programs: Regular exchange of dirty grease filters with professionally cleaned ones helps maintain efficiency and reduce fire risk.
  • Technical Repairs: Addressing issues within the exhaust system, such as fan malfunctions or damaged components, to ensure optimal operation.
  • Detailed Inspection Reports: Providing clear documentation, often with before-and-after photos, to verify the cleanliness and compliance of the system.

By offering these vital services, Kitchen Guard helps ensure that Cherry Hill’s restaurants, schools, hospitals, and any other facilities with commercial kitchens remain safe, sanitary, and fully compliant with fire safety regulations. This allows business owners to focus on what they do best: serving their customers, knowing their kitchens are protected.

The arrival of Kitchen Guard in Cherry Hill underscores the importance of specialized services that safeguard local businesses and contribute to the overall well-being of the community. It’s a testament to New Jersey’s entrepreneurial spirit and its commitment to safety across all sectors.

Empowering Care: How Physician Collaborators are Boosting Solo Telehealth Practices in New Jersey

The landscape of healthcare is continually evolving, and in New Jersey, a significant trend is empowering a growing number of nurse practitioners (NPs) to establish their own independent telehealth practices. This expansion of accessible care is being greatly supported by the crucial role of board-certified physician collaborators, who provide essential oversight and guidance, often facilitated by innovative telehealth platforms.

The Rise of Independent NPs in Telehealth

Nurse practitioners are highly skilled and educated healthcare professionals, capable of diagnosing illnesses, prescribing medication, and managing patient care. With the advent and widespread acceptance of telehealth, many NPs are now choosing to offer their services online, providing convenient and accessible care directly to patients from the comfort of their homes. This model is particularly beneficial for reaching underserved communities or those with limited mobility.

As more NPs venture into solo telehealth practice, the need for robust support systems becomes paramount. This is where physician collaborators step in, offering a vital partnership that ensures both regulatory compliance and high-quality patient outcomes.

The Essential Role of Physician Collaborators

In New Jersey, as in many states, nurse practitioners require a formal collaborative agreement with a physician for certain aspects of their practice, particularly regarding prescriptive authority. However, this collaboration extends far beyond a mere regulatory checkbox. Board-certified physicians provide invaluable clinical oversight, mentorship, and support, especially for complex cases or when navigating new clinical scenarios. This partnership allows NPs to confidently expand their scope of practice, knowing they have expert consultation readily available.

These collaborating physicians act as a safety net, reviewing patient charts, offering insights, and helping to ensure that the highest standards of care are maintained in the virtual setting. This shared responsibility fosters a stronger, more comprehensive approach to patient care, ultimately leading to improved health outcomes and increased patient satisfaction. The relationship is often symbiotic, with physicians valuing the opportunity to mentor and contribute to expanding healthcare access.

Leveraging Technology: Platforms for Seamless Collaboration

Modern telehealth platforms like Sesame Care and Headway are instrumental in facilitating these independent practices and collaborations. These platforms provide the secure, HIPAA-compliant infrastructure necessary for virtual consultations, electronic health records management, and seamless communication between NPs, patients, and their collaborating physicians.

These platforms often include features that allow for:

  • Secure Video Consultations: Enabling face-to-face interactions from a distance.
  • Digital Charting and Record Keeping: Ensuring comprehensive patient histories are accessible.
  • Prescription Management: Streamlining the prescribing process.
  • Integrated Communication Tools: Allowing quick consultation between the NP and their collaborating physician.
  • Billing and administrative support: Simplifying the business side of practice, letting NPs focus on care.

By leveraging these sophisticated digital tools, nurse practitioners can manage a wider range of patient conditions, operate efficiently, and expand their reach, while their collaborating physicians can easily monitor cases and provide guidance without needing to be physically present. This technological backbone ensures that the collaborative model works effectively in the virtual space.

The growing trend of independent NP telehealth practices, supported by dedicated physician collaborators and advanced technology, is a testament to New Jersey’s forward-thinking approach to healthcare. It’s about increasing access to quality care, empowering skilled professionals, and embracing innovative solutions for the well-being of all residents.

Revolutionizing Healthcare: AI Meets Compassion at Hackensack Meridian Health

On the healthcare front, Hackensack Meridian Health (HMH), New Jersey’s largest and most comprehensive health network, is taking a monumental leap into the future by appointing Dr. Joel Klein as its new Chief Digital Information Officer (CDIO). This strategic move underscores HMH’s ambition to become a national leader in health innovation, with a strong focus on integrating artificial intelligence into every facet of its operations.

Dr. Klein, a unique leader who is both a seasoned technology executive and a practicing emergency medicine physician, brings an invaluable perspective to his new role. Joining HMH on September 15th, he will spearhead the network’s digital transformation, overseeing all technology infrastructure, applications, and cybersecurity. Critically, he will lead HMH’s entire artificial intelligence strategy, from the initial concept to full-scale implementation across the organization.

Robert Garrett, CEO of Hackensack Meridian Health, emphasizes that Dr. Klein’s background is perfectly suited to HMH’s mission. “He understands that technology in health care isn’t just about systems and software; it’s about creating better, safer, and more accessible experiences for our patients and empowering our clinical teams with the best possible tools,” Garrett stated. This vision is about more than just efficiency; it’s about leveraging technology to deliver more compassionate and effective care.

Dr. Klein himself shares a powerful vision for AI in medicine: “My vision is to use AI to augment our clinicians’ expertise, not replace it.” He envisions a future where AI uses predictive analytics to identify at-risk patients sooner, streamlines administrative tasks to allow nurses more direct patient interaction, and develops diagnostic tools for faster, more accurate diagnoses. It’s about building an “intelligent health system that is both high-tech and high-touch,” a blend of cutting-edge technology and genuine human care.

With over 15 years of experience leading technology solutions for major health systems, including successfully implementing electronic health record systems and overseeing AI governance, Dr. Klein’s appointment is a clear signal of New Jersey’s commitment to remaining at the forefront of medical innovation. A Tale of Two Weeks: New Jersey’s Rollercoaster Weather Ahead

Get ready, New Jersey! This week’s forecast is shaping up to be a true weather tale of two distinct halves, offering both a refreshing reprieve and a return to classic summer heat. Understanding the dynamics of the atmosphere, particularly the upper-level flow, helps us anticipate these shifts that will dramatically alter how the days feel across the Garden State.

Early Week Delight: A Breath of Fresh Air

As we move from today, Monday, July 21st, through Tuesday, July 22nd, and into early Wednesday, July 23rd, New Jersey is set to bask in some truly delightful weather. An upper-level pattern featuring a zonal jet stream and the tail end of a progressive trough is creating favorable conditions. What does this mean for us on the ground? High pressure settling in near the Eastern Great Lakes is pushing a welcome flow of cooler, drier air into our state from the north.

This translates to a refreshing drop in both temperatures and humidity, accompanied by abundant sunshine. It’s a genuine relief from the sticky conditions many of us have experienced recently. Most areas of New Jersey can expect dew points to comfortably dip into the 50s, particularly by Tuesday, making for exceptionally pleasant outdoor conditions. The only slight exception might be our coastal regions, where the influence of warmer ocean waters could keep humidity a touch higher, with dew points occasionally nudging into the low 60s. Still, compared to recent humidity levels, it will feel noticeably better. This early-week stretch is perfect for enjoying all the outdoor activities New Jersey has to offer, from hiking our scenic trails to simply enjoying a stroll in a local park.

Midweek Transition: Humidity Creeps Back

However, as Wednesday evening arrives, the atmospheric script begins to flip. A ridge of high pressure will start to build over the Mid-Atlantic region, signaling a gradual but noticeable increase in both temperatures and humidity. By Thursday, July 24th, and Friday, July 25th, prepare to “bake” again, as the forecast indicates a significant rise in heat and a return to uncomfortable humidity levels.

Late Week Swelter: Get Ready for the Heat

Thursday and Friday are expected to be hot and humid, and this pattern looks set to persist right through the upcoming weekend. With high pressure firmly overhead during these days, widespread rain chances will be minimal. Instead, the focus will be on rising temperatures, higher heat indices (the “feels like” temperature), and that distinctly uncomfortable, oppressive humidity that defines a classic New Jersey summer. Rain and thunderstorm chances appear more likely to return later in the weekend, as the atmospheric stability begins to break down after a few days of intense heat.

Your Detailed Weather Outlook:

  • Monday (July 21st): Highs should reach the low to mid-80s across most of the state. Expect a mix of sun and clouds with a pleasant, less humid feel. Winds will be light to breezy from the northwest. Overnight lows will range from 55-65 degrees Fahrenheit from North to South Jersey.
  • Tuesday (July 22nd): High temperatures will hover a few degrees on either side of 80 (some northern areas might stay in the 70s) with noticeably low humidity and a truly pleasant feel. Skies will be mostly sunny, and winds light from the northeast. Overnight lows will again fall to 55-65 degrees Fahrenheit across the state.
  • Wednesday (July 23rd): Highs will climb back to the mid-80s, potentially reaching the mid to upper 80s closer to the I-95/NJ Turnpike corridor. Skies will be mostly sunny, but humidity will begin to trickle back in, especially by evening. Winds will be light from the southeast. Overnight lows will range from 60-68 degrees Fahrenheit.
  • Thursday (July 24th): High temperatures are expected to push into the lower 90s for most of New Jersey, though coastal areas might remain closer to 80-85 degrees due to sea breezes. Skies will be mostly sunny with a noticeable humid feel. Winds will be light from the south/southwest. Overnight lows will be muggy, ranging from the mid-60s to lower 70s.
  • Friday (July 25th): Get ready for the peak of the heat, with high temperatures reaching the mid to upper 90s across most of New Jersey. Even the coast could approach 90 degrees before any afternoon sea breeze provides minor relief. Skies will be mostly sunny with uncomfortable humidity. Winds will remain light from the south/southwest. Overnight lows are expected to stay above 70 degrees statewide, possibly even above 75 in some locations, making for very warm nights.

An early look at the upcoming weekend, July 26th-27th, suggests continued hot and humid conditions, with the return of unsettled weather and the possibility of scattered rain and thunderstorms. While it’s not expected to be a complete washout, be prepared for some afternoon storms.

So, make the most of the fantastic weather break we’ll have through Wednesday morning! It’s an ideal time to enjoy New Jersey’s beautiful outdoors before the heat and humidity return later in the week. New Jersey’s Commitment to Protecting Children & Ending Child Sexual Abuse

In an ongoing effort to combat serious online offenses, authorities in New Jersey have apprehended a Haddon Township man on charges related to the possession of child sexual abuse material. This arrest highlights the relentless dedication of law enforcement agencies and their partners in pursuing individuals involved in these heinous crimes, often aided by sophisticated digital tracking and national intelligence networks.

Tracing Digital Footprints: A Crucial Cyber Tip

The investigation that led to this arrest originated from a vital cyber tip provided by the National Center for Missing and Exploited Children (NCMEC). This organization plays a critical role in identifying and reporting instances of child sexual exploitation. In this particular case, NCMEC’s information allowed authorities to pinpoint a cloud-based file-sharing system, which was then traced back to an IP address located within Haddon Township.

This sequence of events underscores the complex and often technical nature of these investigations. Law enforcement agencies, working closely with national and international partners, utilize advanced digital forensics to follow the digital breadcrumbs left behind by offenders. Tracing an IP address to a specific location is often a key step in identifying a suspect and gathering the necessary evidence to proceed with an arrest.

New Jersey’s Commitment to Protecting Children

The charging of the Haddon Township man reflects New Jersey’s unwavering commitment to protecting children from exploitation and holding accountable those who engage in such deplorable acts. Cases involving child sexual abuse material are treated with the utmost seriousness by the state’s justice system.

These investigations are highly specialized, often involving dedicated units within local and state police departments, as well as federal agencies, who are equipped with the expertise and technology to navigate the complexities of online criminal activity. The collaboration between these entities, along with the critical intelligence provided by organizations like NCMEC, is essential in bringing these cases to light and ensuring that justice is pursued.

Jersey City’s Northern Frontier: A Neighborhood Reborn and Thriving

Downtown Jersey City’s northern edge is experiencing an unprecedented boom, transforming what was once a series of overlooked industrial pockets into a vibrant, amenity-rich urban landscape. This exciting evolution, marked by significant new construction and thoughtful civic improvements, is reshaping the very fabric of the community, no matter what locals choose to call it—be it SoHo West, Lackawanna, or the Horseshoe.

For years, this area faced its share of challenges, but a clear path to revitalization emerged in the late 2010s. Now, that vision is rapidly becoming a reality. A wave of new residential developments is rising, complemented by crucial streetscape enhancements, new green spaces, and vital flood mitigation projects, all contributing to a more livable and resilient neighborhood.

Residential Renaissance Takes Shape

Among the latest projects making their mark is the impressive development at 290 Coles Street. This joint venture from The Albanese Organization, BXP, and CrossHarbor Capital Partners is set to introduce 670 modern apartments and 13,000 square feet of ground-floor retail within two striking residential towers, soaring 14 and 21 stories high above a multi-level podium. This new construction adds considerable density and vibrancy to the area.

Just across the street, 305 Coles Street has been steadily advancing since earlier this year. This U-shaped complex will feature two 12-story buildings, collectively housing 511 residential units. Notably, this project is designed to directly connect with the adjacent Coles Street Park, seamlessly integrating new living spaces with established green areas. As part of its design, a new pedestrian plaza is also being created along 17th Street, nestled between the development’s two buildings, providing an inviting public space alongside six new retail storefronts.

Further demonstrating the area’s rapid transformation, the second and third phases of the Hudson House redevelopment are nearing completion. This extensive project encompasses three new residential towers alongside the adaptive reuse of a historic five-story factory building, originally constructed by the Continental Can Company in the 1920s. The second tower, a 26-story high-rise, is almost finished and will contribute 338 units to the neighborhood’s growing housing stock. The ongoing adaptive reuse of the six-story warehouse portion is particularly exciting, promising 140 unique residences coupled with an expansive 48,000 square feet of ground-floor retail. Locals will be thrilled to learn that Cangiano’s, a beloved neighborhood favorite, has already committed to occupying one of these new storefronts, planning to offer everything from a pizza oven and gelato to a fryer and a dry-aged meat case. Both portions of the Hudson House development are anticipated to begin leasing operations later this summer, bringing new residents and amenities to the area.

Investing in Community and Green Infrastructure

Beyond the impressive residential towers, significant civic improvements are actively enhancing the neighborhood’s quality of life. Jersey City recently undertook a thoughtful renovation of an underpass connecting this burgeoning area to Hamilton Park. This vital link now boasts new lighting, improved sidewalks, and a dedicated bike lane, creating a more welcoming and safer passage for pedestrians and cyclists alike.

To the north, the federally funded Rebuild By Design initiative is making substantial progress in mitigating flood risks along the Hudson River waterfront. A critical portion of this effort involves the construction of a robust flood wall along Jersey Avenue, with work actively underway near the Hudson Bergen Light Rail tracks. This crucial infrastructure project will provide long-term protection against the impacts of severe weather and rising tides.

The community is also set to gain a brand-new green space with the near-completion of the 16th Street Park renovation. What was once an underutilized space is being completely reimagined, now featuring new basketball courts, a modern playground, comfortable seating areas, and more, all poised to welcome residents later this year. The transformation of this park is a testament to Jersey City’s commitment to providing accessible and high-quality recreational spaces.

Additionally, a major adaptive reuse project is beginning at the former St. Lucy’s Shelter. While a modern shelter facility opened in 2023 to replace the previous one, work is now underway to restore and expand the historic church building. Though a precise timeline for the planned vertical expansion has yet to be announced, construction equipment and regular activity on site suggest progress is indeed being made on this significant undertaking.

Looking ahead, this dynamic section of Jersey City has even more in the pipeline. Approved projects that have yet to break ground include the redevelopment of the former Salvation Army site, Lefrak’s Rampart House along a former elevated rail line, and another substantial 322-unit, two-tower project approved in 2023 on Jersey Avenue, near the Hoboken border.

This northern frontier of Downtown Jersey City is a testament to thoughtful urban development, blending residential growth with essential civic enhancements and a strong focus on community well-being. New Jersey Leads the Charge to Protect Vital Health and Education Programs

New Jersey is once again at the forefront of a critical legal battle, as Attorney General Matthew J. Platkin has joined a powerful coalition of 20 other state attorneys general in a lawsuit challenging the federal administration’s recent efforts to restrict access to essential health, education, and workers’ programs. This decisive action underscores New Jersey’s commitment to ensuring all residents have access to the fundamental services they need.

A Sudden Shift Threatens Core Services

Earlier this month, a chaotic and abrupt reversal of long-standing agency policy by the federal administration sent shockwaves through communities nationwide. New directives were issued, prohibiting crucial programs from serving individuals regardless of immigration status – a move that directly threatens access to vital services that have been accessible for decades.

This sudden shift impacts a wide array of critical support systems, including foundational initiatives like Head Start, which provides early childhood education; Title X family planning services; adult education programs; essential mental health care; and community health centers that serve as lifelines for many. Attorney General Platkin and the coalition are urging the court to swiftly halt these new federal rules, emphasizing the urgent need to maintain uninterrupted access to some of the nation’s most crucial social safety net programs.

“The administration’s attempt to block our residents from accessing Head Start, community health centers, anti-poverty clinics, and other critical programs is as illegal as it is immoral and reckless,” stated Attorney General Platkin. He further emphasized that while the stated aim is to prevent undocumented immigrants from accessing these programs, the real-world consequence of this last-minute rule change will be to deny services funded by Congress to American citizens, legal permanent residents, and visa holders. “We look forward to vigorously fighting this unlawful action in court,” Platkin affirmed.

Understanding the Federal Action and Its Immediate Impact

Starting on July 10th, the U.S. Departments of Health and Human Services (HHS), Education (ED), Labor (DOL), and Justice (DOJ) began issuing a coordinated series of rules that reinterpreted the Personal Responsibility and Work Opportunity Reconciliation Act (PRWORA) of 1996. This new interpretation restricts states from utilizing federal funds to provide services to individuals who cannot verify their immigration status – a drastic departure from previous federal practice that has spanned both Republican and Democratic administrations for decades.

The immediate implementation, or very minimal notice, of these rules has caused significant disruption. Programs are now expected to comply instantly, despite lacking the necessary infrastructure. This puts providers in a difficult position, facing the potential loss of federal funding if they cannot rapidly implement immigration verification measures. Many crucial state programs are now at risk of closure, including community mental health clinics, substance-abuse prevention and treatment programs, and vital resources for children like Head Start and youth job development initiatives. Community organizations serving those in crisis, such as domestic violence intervention programs and soup kitchens, are also significantly impacted.

Serving All Residents: A Foundational Principle

These vital programs serve diverse populations, encompassing U.S. citizens, lawful residents, and new immigrants. They are fundamentally not designed to collect or verify immigration status. Providers throughout New Jersey warn that these new rules could deter vulnerable individuals from seeking help, lead to critical service cutoffs, and destabilize systems already stretched to their limits. The negative consequences extend beyond those directly targeted, potentially harming the broader community by hindering efforts to prevent the spread of communicable diseases or promote economic development.

The lawsuit firmly argues that the federal government acted unlawfully by implementing these changes without adhering to the required procedures under the Administrative Procedure Act. Furthermore, it contends that the administration has misapplied PRWORA to entire programs rather than to individual benefits, and that the changes violate the Constitution’s Spending Clause by imposing new funding conditions on states without fair notice or consent.

The coalition of attorneys general is asking the court to declare the new rules unlawful, immediately halt their implementation through preliminary and permanent injunctions, vacate the rules entirely, and restore the long-standing agency practices. Their ultimate goal is to prevent the federal government from using PRWORA as a pretext to dismantle core safety net programs in the future, thereby safeguarding access to essential services for all residents.

New Jersey, alongside a broad coalition including attorneys general from Arizona, California, Colorado, Connecticut, Hawai’i, Illinois, Maine, Maryland, Massachusetts, Michigan, Minnesota, Nevada, New Mexico, Oregon, Vermont, Wisconsin, and the District of Columbia, stands united in this critical fight.
