Performance Team, a supply chain solutions company owned by global shipping giant Maersk, has officially signed a lease for a massive 1.2-million-square-foot warehouse in Cinnaminson, solidifying the region’s status as a growing powerhouse for industrial development and modern logistics.

The facility, known as the Box Park Logistics Center, is now the largest warehouse in the Philadelphia metro area, and one of the largest ever developed in New Jersey. To put that in perspective: it’s about the size of the entire Cherry Hill Mall — only instead of stores and shoppers, it will soon be home to cutting-edge logistics operations, distribution, and over 1,000 new jobs.

Located on Taylors Lane in Cinnaminson Township, just 10 miles northeast of Philadelphia, this new facility gives Maersk’s Performance Team a key foothold in the Mid-Atlantic region — right along vital transportation routes and within reach of major population centers. This prime location enables faster, more efficient delivery times while keeping the company close to its expanding client base.
“This new 1.2 million-square-foot facility in Cinnaminson marks a significant step in strengthening our logistics network in the Northeast,” said Jason Walker, Head of Maersk Contract Logistics, North America. “This location positions us closer to our customers and key transportation corridors, enabling faster, more efficient service while also creating meaningful job opportunities for the local community.”

Built in 2023, the Box Park Logistics Center is more than just big — it’s smart. The facility boasts:
- 40-foot ceilings for high-volume storage
- 215 dock doors for high-speed loading and unloading
- 216 trailer spaces and 549 car parking spots
- And LEED certification, signaling a strong commitment to energy efficiency and sustainability
With plans to support warehousing, conveyor operations, transportation management, and dispatch services, this isn’t just a storage site — it’s a high-tech logistics hub designed to meet the complex demands of modern e-commerce and global supply chains.

Beyond logistics, this project is a game-changer for Cinnaminson, a township of just under 18,000 residents. The lease brings with it the promise of 1,000 new jobs, ranging from warehouse and logistics positions to administrative and operational roles.
“This project, in size alone, was a tremendous undertaking,” said Mark Glagola, Senior Vice President at Logistics Property Company, which owns the facility. “We are grateful to the teams who worked on the project — from our general contractor, FCL, to our partners at Cushman & Wakefield, and of course, Cinnaminson Township.”

🌍 Maersk’s Growing Footprint in the U.S.
Performance Team, headquartered in El Segundo, California, was acquired by Maersk in 2020 as part of a $545 million deal to expand Maersk’s end-to-end logistics capabilities. Since then, the company has been rapidly growing its network across the U.S., and the Cinnaminson site is a cornerstone in its Northeast strategy.
By expanding inland operations, Maersk is continuing its evolution from a traditional ocean carrier to a fully integrated logistics provider — helping businesses move products seamlessly from ports to customers’ doors.
